Methodology

How the MyHausFax Score works

Every property starts at 100. Our scoring engine evaluates what the public record reveals. Issues lower the score, positive indicators raise it. The result is a single number that summarizes the risk profile of a property at a glance.

The five risk categories

Each category contributes a weighted share of the overall score. Weights reflect how directly each dimension affects ownership risk.

Legal Risk

30% weight

Liens, foreclosure filings, judgments, and recorded matters that can cloud title or threaten ownership. This carries the heaviest weight because unresolved legal items can block a sale, stall financing, or put a property at auction risk.

Compliance Risk

25% weight

Open code and building cases, plus active enforcement proceedings. These represent unresolved work the municipality expects to be addressed, often with fines or recorded liens attached if ignored.

Environmental Risk

20% weight

Flood exposure, coastal designations, storm-surge zones, and long-term climate factors. These affect insurance requirements, financing terms, and habitability. Not fault-based, but material to long-term ownership cost.

Financial Risk

15% weight

Property tax standing and ownership designations that reveal financial posture. A property current on taxes with active homestead status reads differently than one carrying outstanding tax obligations.

Construction Integrity

10% weight

The permit record, including open work, closed permits, and construction history, reveals documented investment versus unauthorized modifications that can complicate future transactions.

Score bands

The numerical score maps to a plain-language band for quick read at-a-glance.

Below 60High RiskMaterial risk indicators detected, including active foreclosure, tax deed action, multiple liens, or severe compliance issues.

What the score isn't

  • Not a valuation. It reflects ownership and compliance risk, not market price.
  • Not legal or financial advice. Use it to know where to look, then bring in an attorney, inspector, or advisor for anything material.
  • Not a substitute for formal review. We draw on the same public records a title company uses, but formal searches include human review we don’t replicate.
  • A point-in-time snapshot. Records change. The score shown on a report reflects what was on file at the time it was generated.
